Is Building Regulation approval the same as Planning Permission?
Building regulations are minimum standards required for design, construction and alterations to buildings. These regulations are supported by approved documents that are set out to detail practical guidance on compliance with the regulations. Building regulation approval is different from planning permission, but you may need both for your project.
What is the purpose?
Building Regulations are intended to protect people's safety, health and welfare in and around buildings.
The regulations are also designed to help improve conservation of fuel and power, protect and enhance the environment and promote sustainable development.
Local councils and approved inspectors administer the regulations.
What do they cover?
They cover all aspects of construction, including; foundations, damp proofing, the overall structural stability of the buildings, insulation, ventilation, heating, fire protection and means of escape in case of fire.
They also ensure that adequate facilities are provided for people with disabilities.
The Application
The application is to show that the proposed building meets all requirements of the current regulations. It is necessary to deposit full plans for consideration.
An alternative method is to supply the Local Authority with a "Building Notice" which contains much less information.A building notice allows work to commence without having to provide plans. However, if plans have not been passed, a certain element of risk is associated with this method.
